Nueva Andalucía · La Maestranza
The property
Three bedrooms and 113 square metres inside a gated community in Nueva Andalucía, taken back to the shell and finished to a standard the 2001 building did not originally have.
The living space runs as one room. Kitchen, dining and lounge, opening through full-height sliding doors onto a covered terrace of 15 m². That terrace faces south-west into planted communal gardens, which is what a ground floor buys you here: you step out rather than look down.
The renovation is recent and thorough. Fitted kitchen with stone worktops, induction and wine cooler; two bathrooms rebuilt with walk-in showers, twin basins and underfloor heating; central air conditioning and heating; electric blinds throughout; fibre optic. Oak-slat feature walls carry the joinery and hide the services. It is sold fully furnished.
La Maestranza itself is the reason the address holds value: 24-hour manned security, three pools including a heated one and a children’s pool, and mature subtropical gardens. Puerto Banús, the beach, and the restaurants of Nueva Andalucía are all inside a walk.
The property complies with the current Andalusian rules on tourist licences and short-term letting, and is ready to be registered and let. That is not true of every flat on this street, and it is the single fact most likely to matter if you are buying this as anything other than a home. We will walk you through what the compliance actually covers before you make an offer.
Property highlights
Inside
The mountain is the address. Everything else in Nueva Andalucía is measured from it.
The terrace
South-west facing, covered by a pergola, and level with the garden. It is the reason to buy the ground floor rather than the view.
Bedrooms and bathrooms
The urbanisation
Three pools, 24-hour manned security, and subtropical gardens that have had twenty-five years to grow in.
Cost of ownership
The annual charges below are the registered figures for this property. They are what you pay whether you are here or not. Most listings leave them for the notary appointment.
Running costs below combine the figures registered for the property with estimates based on published market norms for the area, marked separately so you can see which is which. The rental figures are indicative ranges modelled on 2026 market data, not a projection for this property, and a formal estimate from a rental-management firm will replace them.
Estimated, per year
Non-EU owners (incl. US), Modelo 210 rate 24% not 19%: total €6,678 – 8,871 / year.
Excludes utilities, insurance and non-resident income tax. Purchase costs (7% ITP transfer tax, notary, registry and legal) typically add 9–10% on top of the price. We give you the full number in writing before you commit.
Rental potential
Indicative ranges only, modelled on 2026 market data, not a projection for this specific property.
Long-term let
Nueva Andalucía apartment asking rents, pisos.com, 17 Aug 2026 (n=33), applied to 113 m² built.
Short-term let
Marbella STR baseline (AirROI, Aug 2025 – Jul 2026) with a modest ×1.0–1.5 uplift; before management, cleaning, utilities and tax.
Licence: La Maestranza is a shared, gated urbanisation, so a new VFT registration needs the community’s consent by a three-fifths majority, and the community may levy a surcharge of up to 20% on common expenses. Establish whether the bylaws permit tourist letting, and whether a licence already attaches to this unit, before quoting the short-term figures.
Short-term management typically runs 20–30% of gross booking value for full service; long-term management fees have no reliable Marbella-specific published figure.
Estimated and indicative figures are modelled from published market data as at August 2026 and will vary with how the house is used, how it is furnished and how it is managed. Short-term letting in Andalusia requires VFT registration with the Registro de Turismo de Andalucía before the activity starts, and in a shared building it needs the community’s consent by a three-fifths majority. None of this is tax or investment advice: your client should take their own Spanish tax and legal advice before relying on any figure here.

Location
La Maestranza is a gated urbanisation in the middle of Nueva Andalucía, the bowl of golf courses and low-rise streets that sits behind Puerto Banús. It is one of the few addresses here where the marina, the beach and the weekly market are all genuinely walkable. That is why the area holds its value through cycles that hit the newer developments harder.
The Golf Valley starts a few streets north: Aloha, Los Naranjos and Las Brisas. Aloha College and the international schools around it are a short drive, which is what makes this a year-round address rather than a summer one.
